Franchise kitchens, food courts and centre restaurants
HomeAreas › Fauna Park

Fauna Park is anchored by Savannah Mall, and the gas work here is dominated by a particular kind of client: the franchise operator. National brands bring their own equipment specifications, their own fit-out standards and their own handover documentation requirements, and those sit on top of whatever the centre and the regulations demand. Getting a franchise kitchen open on time in Polokwane is largely an exercise in satisfying three sets of requirements at once.

Franchise Equipment Specifications and Gas Design

A franchisor specification tells you what equipment goes in. It rarely tells you whether the gas supply behind it has been sized for a Polokwane site, and that gap is where the problems start.

  • Brand equipment schedules are national, so the connected load is a given, but the storage and pipework serving it are yours to design
  • Altitude affects burner performance. Equipment commissioned to a sea-level spec sheet needs its derating checked at roughly 1,300 m, or it will run rich and soot
  • Fryers and chargrills draw hard and simultaneously through a lunch rush, so diversity assumptions borrowed from a mixed kitchen do not apply
  • Brand-mandated flexible connectors and isolation arrangements must still satisfy the inspecting authority — where the two conflict, the compliance requirement wins
  • Sign-off is usually needed by the franchisor as well as the centre, and their document formats will not be the same

Food Court Kitchens and Shared Cylinder Compounds

Food court units frequently share one storage compound between several tenants, which introduces problems a standalone restaurant never faces.

  • Each tenant needs their own clearly labelled isolation, so one unit’s repair does not shut the whole court
  • Sub-metering or a clear cost-apportionment arrangement should be settled before occupation, not argued about afterwards
  • The compound must be sized for the aggregate peak of every tenant, which nobody calculates unless someone insists on it
  • Access to the compound has to work for several delivery schedules without any tenant needing another tenant’s key
  • Responsibility for the shared upstream section — compound, manifold, header — should be written down and allocated to the landlord or a nominated party

Lunch-Rush Loads and Peak Sizing

Centre food operations have the sharpest demand curve of any commercial kitchen type, and averages are actively misleading here.

  • A weekend lunch peak can be several times the weekday average, and it is the peak that sizes the bank
  • Frosting cylinders during a rush is a vaporisation problem, not an empty-cylinder problem, and adding deliveries will not fix it
  • School holidays and month-end shift the peak significantly in a Polokwane regional centre, so a single week of observation is a poor basis for sizing
  • Automatic changeover with a visible reserve indication removes the single most common cause of lost trading
  • Leaving spare capacity in the pipework at first fit costs very little and saves a rebuild if the brand adds equipment later

Trading-Hours Restrictions and Centre Access

Centre rules, not the job itself, usually determine how long a Fauna Park installation takes.

  • Hot work permits are typically required and take time to obtain, so they need requesting well before the work date
  • Noisy work is usually barred during trading hours, pushing fixing and drilling into early mornings or after close
  • Contractor induction and security clearance are per-person and per-visit in many centres
  • Deliveries of materials often have designated loading times that do not coincide with when you want to work
  • Build the centre’s constraints into the programme at quoting stage — retrofitting them into a fixed price is where disputes come from

Certificates and Compliance for Fauna Park Businesses

Franchise operators face the most layered documentation requirement of any small commercial gas client. The certificate satisfies the regulator and the insurer. The centre wants it on file before trading. The franchisor usually wants their own handover pack as well, referencing their equipment list and their commissioning checks.

The practical advice is to treat all three as one milestone with one owner. Where they get handled by different people at different times, the usual result is a kitchen that is physically finished and commercially closed. Details of the inspection itself are on the commercial gas COC Polokwane page, and equipment changes made later need it repeating.

Commercial Gas Installation Costs in Fauna Park

Franchise kitchen quotes are shaped by the equipment schedule you have been handed, which means the load side is fixed and the variables are all on the supply side: distance from the allocated compound, number of drops, the size of the bank the peak demands, and how much of the work has to happen outside trading hours.

For food court units, establish early who is paying for the shared upstream infrastructure. A quote covering only your unit’s pipework from the manifold onward is a legitimate quote, but it is not the whole cost if the compound itself needs enlarging to take you.

Commercial Gas in Fauna Park — FAQs

Our franchisor supplied an equipment list. Is that enough to quote from?
It is enough to start, but not enough to finish. The equipment list gives the connected load, which is the input to the design. What it cannot tell an installer is where the centre will permit cylinder storage, how far that is from your unit, what the pipe route has to negotiate, or what the centre requires by way of screening and access. Send the equipment list together with the centre fit-out pack and a photo of the allocated compound area, and the quotes you get back will actually be comparable.
Several units share one gas compound. Who is responsible for it?
That should be settled in writing before you occupy, and in practice it usually sits with the landlord for the shared upstream portion — the compound structure, the manifold and the header — with each tenant responsible from their own isolation valve onward. The critical technical requirement is that every tenant has a labelled isolation point of their own, so a repair or a certificate inspection on one unit does not require shutting down the whole food court.
Why do our cylinders frost over during weekend lunch service?
Because you are drawing gas faster than the cylinders can vaporise it. Liquid LPG absorbs heat as it turns to vapour, so a hard sustained draw chills the cylinders, and once they are cold the pressure drops even though there is plenty of liquid inside. More frequent deliveries will not help. What helps is more vaporising surface, which means more cylinders connected in the bank or a larger vessel.
Does equipment need adjusting for Polokwane’s altitude?
It needs checking, and often adjusting. At around 1,300 m above sea level the air is thinner than the sea-level conditions most burner data assumes, so a burner set up to the default figures runs with less combustion air than intended. Manufacturers generally publish altitude correction data or supply alternative injectors. Symptoms of it being missed are yellow-tipped or sooty flames, blackening on pans and disappointing output — none of which will resolve themselves.
How long before opening should the gas work be booked?
Earlier than the fit-out programme usually allows for. The physical installation may only take days, but centre approval, hot work permits, contractor induction and the certification visit all have their own lead times, and they are sequential rather than parallel. Franchise openings that run late in Polokwane centres are far more often held up by permits and paperwork than by pipework.
